In August, the Townscape One Group acquired a plot measuring 9,230 m² in Berlin together with a Swiss family office.
The plot is located in the Humboldthain Technology Park on the corner of Hussitenstraße/Scheringstraße. It was sold by the LASERLINE Druckzentrum Berlin printing centre, which is already based on the site. LASERLINE is one of the top 10 online printing centres in Germany and was established in 1997. It is the market leader in the Berlin-Brandenburg region of Germany. The purchase was completed within the scope of a sale and leaseback process. The parties have agreed not to disclose the purchase price. The transaction is being financed by the bank DG HYP.
In addition to the existing building, Townscape also wants to use the building allowance to develop commercial areas with a gross above-ground floor space of approx. 8,000 square metres. The planning application for this development is currently being prepared, and construction work is scheduled to start in the first half of 2016.
The project represents the first commercial development in the Berlin market for the real estate developer and investor Townscape, which operates throughout Germany. Until now, the company has focused on residential construction. Between 2013 and 2015, for example, Townscape constructed 157 rental apartments in five blocks as part of the ‘Schokostücke – Krokant’ development and subsequently sold them to the housing society HOWOGE Wohnungsbaugesellschaft mbH. ‘We are pleased to now be able to launch our first commercial development in the German capital after also identifying interesting prospects in the Berlin location in this area’, states Henrik Sassenscheidt, managing partner of the Townscape One Group.
