Berlin, 9 March 2020: The new office building ENTER in the Brunnenviertel neighbourhood of Berlin has been sold to the real estate company Deka Immobilien by the real estate developer Townscape. The sale was executed as part of a forward purchase deal. The handover of the fully leased property will take place in the fourth quarter of 2020 or first quarter of 2021. The tenants of the five-storey building will be Contentful & Merantix, two innovative start-ups in the field of software and artificial intelligence.

Henrik Sassenscheidt, managing partner of Townscape, reports, ‘ENTER is now our second development in this location. We were already able to hand over the office building GROW to its tenants back in 2018. The Brunnenviertel, which is located between the Berlin districts of Mitte and Wedding, is an up-and-coming neighbourhood that many innovative companies have already selected as their base. We also consider the continued development of this area to be extremely positive. Our transaction with Deka has yet again confirmed the excellent location of the property, not only in terms of its centrality but also given its close proximity to many start-ups in the neighbourhood.’

ENTER stands out due to its open, fresh architecture, which makes it an inviting place to work and attracts visitors to explore the shops on the ground floor. It not only features an eye-catching wide facade but also contains glazed atria in which trees provide a burst of green and can be seen from the outside. The atria stretch up through all five office floors and add to the vibrant and spacious atmosphere of the modern building.

The plot covers an area of 3,976 square metres and offers a total rental space of around 13,500 square metres. The project is based on plans by the architecture firm RKW Architektur +. Legal advice on the property was provided by the law firm WALCH RITTBERG NAGEL Rechtsanwälte in Hamburg, and the sale was overseen by the real estate company Angermann Berlin.

The plot is located in Ackerstraße, on the corner of Max-Urich-Straße, in the so-called Brunnenviertel neighbourhood. This location looks back on a long industrial history. It is situated in close proximity to the historic brick building of the former AEG production facilities, which now houses companies from the world of media and other sectors. Nowadays, the location also boasts excellent transport connections via the nearby Gesundbrunnen station. Its attractive transport infrastructure additionally includes underground stations and bus stops located close by, as well as the nearby B96 main road. The Humboldthain Technology Park is one of the strongest growing commercial locations in Berlin city centre. More than 60 companies from the fields of media; printing; the creative industry; information and communication technologies; biotechnology; analytics; healthcare management; energy, building and environmental technology; traffic engineering; mobility and logistics have located to the park.

The Fraunhofer IZM research institute, the Wedding Campus of the TU Berlin university and the Factory Berlin Mitte are further neighbours who have chosen the Brunnenviertel as their base. The site is valued by companies and research institutions alike and has established itself as a sought-after location in the heart of the German capital.
