- Construction work on the six-storey office property in Berlin’s Mitte district has begun, and completion is scheduled for summer 2020
- Flexible office units are being created in a gross floor area of 17,500 square metres
- Around 90 per cent of the leasable area has already been reserved
Berlin, 1 April 2019: With its office project ENTER, the project developer Townscape is achieving another milestone in the up-and-coming Brunnenviertel neighbourhood in Berlin’s Mitte district. Townscape has already made its mark on the area with its office building GROW, which is located directly next to the new project. Construction work on ENTER began in January 2019, and completion of the project is scheduled for summer 2020.
The office building planned by the architecture firm RKW Architektur + is being constructed on a plot covering approximately 4,000 square metres. Its gross floor area of approximately 17,500 square metres will offer flexibly divisible offices on five floors and areas for shops, service providers, cafés and restaurants on the ground floor. The interior design follows a modern concept that creates bright workplaces with glass walls, shared areas and generous views and supports an open and communicative atmosphere. The innovative solution of flexible partitioning can create modern office environments from open-plan offices and co-working through to individually scalable rooms for project teams or conferences. The facade of ENTER is dominated and structured by a high garden that is enclosed by three sides of the building and offers attractive outdoor areas. Behind the large glass elements of the facade, three atria let natural light flood into the building and act as havens of tranquillity. Approximately 43 parking spaces for users and guests will be created in an underground car park.
Henrik Sassenscheidt, managing partner of Townscape, declares, ‘We strongly believe in the potential of this location, which is why we are already developing our second office project, ENTER; at the interface between the Berlin districts of Wedding and Mitte. Our first project GROW, situated right next door, was fully leased within no time at all.
The prominent industrial brick architecture of the neighbourhood make it highly attractive to creative minds and companies involved in the digital economy. We also want to focus on this location in the future and are looking into further projects in the Brunnenviertel.’
One of the tenants attracted by ENTER is the company Contentful GmbH, which was founded in 2011 and has decided to lease the modern office areas covering approximately 6,350 square metres and comprised of open-plan and individual offices on the fourth and fifth floors together with a number of seminar and event spaces on the ground floor.
‘We are very much looking forward to these new, spacious premises, which will serve as the European headquarters of our technology start-up on a long-term basis’, states Dr Markus Harder, Chief Financial Officer at Contentful. ‘With its flexible spatial concept consisting of open-plan and team offices on several floors, Townscape offers us the opportunity to grow quickly and as and when required. The interior is being designed to suit our needs and requirements so that we can create an ideal
working environment for our international team ranging from software developers to enterprise client advisers. The location offers an excellent infrastructure that will benefit us as an up-and-coming company.’
A further 5,200 square metres of the building have already been leased to the DefGroup. The company is one of the leading e-commerce platforms in Europe focusing on streetwear and sportswear and has several stores in Berlin.
The Brunnenviertel neighbourhood in Berlin city centre brings together the best advantages of a top site: a central location with space to grow and potential for expansion. This is precisely why many young companies and start-ups have chosen the area surrounding the Humboldthain Technology Park as their base and why established companies are also focusing their attention on the Brunnenviertel. Its location at the heart of Berlin with a nearby park offers the best conditions for modern workplaces. The neighbourhood also boasts ideal transport connections, with excellent access to destinations all over Berlin provided by underground trains (U-Bahn), suburban trains (S-Bahn), trams and buses. What’s more, regional and long-distance trains stop at the nearby Gesundbrunnen Station.
